- Ejari & Handover: They register the lease contract with the Ejari system (a mandatory step in Dubai) and coordinate the key handover once the first payment is secured.
Our off plan Services Includes
- Consultation: You will discuss your budget, investment goals, and preferences with a sales consultant from S.D.E.
- Property Selection: We will present you with a portfolio of off-plan projects that match your criteria. They will highlight the features, location, payment plan, and projected returns.
- Reservation: Once you choose a unit, you will pay a reservation fee to take it off the market.
- Signing the Documents:
- Sales Purchase Agreement (SPA): You will sign the SPA with the developer, not with S.D.E. S.D.E facilitates this process. The SPA is a legally binding contract that outlines the payment plan, project completion date, and terms & conditions.
- Form F: This is the Memorandum of Understanding (MOU) that is registered with the Dubai Land Department (DLD). This official registration is what secures your ownership.
- Payment Plan: You will follow the payment plan outlined in the SPA. This is typically structured as:
- A down payment upon signing.
- Instalments linked to construction milestones
- A final payment upon property handover.
- Construction & Handover: The developer builds the project. Upon completion, the DLD will issue the title deed in your name, and the property will be handed over to you.
